Staging is done primarily with the homeowners’ existing furnishings. An Accessory Package can be supplied when needed.

For Vacant Properties, rental furniture is hand-selected to craft the desired lifestyle impression.

STAGING OPPORTUNITIES

1. CONSULTATION: (60-90 minutes) offering recommendations for furniture placement, wall color, flooring options, exterior modifications and depersonalizing the home. There may be some hands-on rearranging of primary spaces.

Cost: $175

 TWEAKING BEFORE PHOTOS: (1-2 hours) making sure each room is photo ready. Internet Photos must entice buyers otherwise they will click onto the next even if the house might have “been the one.”

Cost: $150-$200

2. OCCUPIED STAGING: (15-20 minutes) will discuss the process and needs of the homeowner(s) and another date will be set to return to stage the home for maximum show-ability. Averages 4-8 hours.

Cost: begins at $500.00

(Price determined during initial visit)

3. VACANT PROPERTIES: "read" smaller and do not elicit the necessary emotional connection for buyers. The key rooms (like living room, dining, master) and awkward spaces or rooms that need definition are staged.

Cost: a proposal will be presented

4. FLIP PROPERTIES & MODEL HOMES: Help choose colors/finishes etc. Also can purchase an adaptable ensemble of furnishings can be moved from flip to flip or model to model home.
